Project Overview

Wembley Hill is a masterplanned residential development located at 15 Hay Street in Box Hill South, delivering a premium estate configuration of 143 dwellings. Developed by Golden Age, the project primarily comprises architecturally designed multi-storey townhouses alongside select standalone residences.

Co-Perform was engaged from the early design phase to collaborate closely with the developer, ensuring that the high-density residential community embeds robust sustainability, resource efficiency, and climate resilience from its foundational planning stages.

ESD & SDAPP Framework Strategy

To achieve planning compliance within the Whitehorse City Council jurisdiction, Co-Perform managed the environmental design parameters to align precisely with Victoria’s Sustainable Design Assessment in the Planning Process (SDAPP) framework.

Through early-stage passive design collaboration, Co-Perform guided the architectural layouts to optimise solar orientation, maximise natural ventilation pathways, and select low-impact building materials. This proactive engineering involvement facilitated a smooth, compliant pathway through the municipal ESD planning process.

Thermal Performance & Hydrological Engineering

The structural and building fabric assets across the estate are engineered to achieve high-performance environmental benchmarks:

  • Thermal Efficiency: The dwellings are targeted to achieve a minimum 6.5-star NatHERS (Nationwide House Energy Rating Scheme) rating. Co-Perform executed rigorous thermal envelope modelling to specify high-performance glazing, enhanced insulation continuity, and thermal bridging mitigation strategies to lower lifecycle heating and cooling loads.
  • Water Sensitive Urban Design (WSUD): Co-Perform integrated best-practice WSUD engineering across the site’s sloping terrain leading toward Gardiners Creek. The comprehensive stormwater management strategy incorporates rainwater retention infrastructure, on-site filtration systems, and permeable surface selections to control urban runoff velocity and ensure water quality protection for the adjacent natural catchment.

Current Status

The Wembley Hill estate is currently under active construction. By embedding verified engineering methodologies into the masterplan layout, the development establishes a modern benchmark for sustainable, medium-density suburban living in Melbourne’s eastern growth corridor.
