Lifeview Marigold
Lifeview Marigold is a premium residential aged care development located in Prahran. The facility comprises a basement car park, two levels dedicated to communal amenities, and five levels of specialised residential housing.
Challenges
The project faced significant massing constraints inherent to its inner-city location. These constraints created a substantial challenge in achieving high-quality daylight amenity, which is a critical health and wellbeing requirement for aged-care residents. Ensuring adequate natural light while navigating a dense urban footprint required a sophisticated technical approach to satisfy both occupant needs and regulatory expectations.
Technical Solutions
Co-Perform collaborated extensively with the design team to refine the building’s form and performance. Our focus was on the strategic optimisation of the internal courtyard, building facades, and individual room layouts to maximise daylight penetration into habitable spaces.
Key technical contributions included:
- Climate-Based Daylight Modelling: We developed a sophisticated, climate-based daylight model to accurately predict environmental performance throughout the year.
- Materiality & Layout Optimisation: Provision of data-driven advice on internal finishes and courtyard configurations to enhance light reflection and distribution.
- Planning Negotiation: The detailed daylight assessment was instrumental in demonstrating to the local authority that natural light had been meticulously considered. This evidence-based approach was critical in overcoming site-specific hurdles and securing the approval of the Planning Permit.
