Coles Orana
Coles Orana is a significant mixed-use development designed to provide essential community infrastructure to the rapidly developing Clyde region. The precinct includes a Coles Supermarket, a Child Care Centre, commercial facilities, and a variety of food, beverage, and specialty retail shops.
Challenges
Due to the diverse nature of the program, the development did not fall neatly into standard ESD categories, creating a complex challenge for statutory compliance. Co-Perform was tasked with providing a strategic response to these requirements, ensuring that all sustainability claims were backed by rigorous engineering calculations rather than generic assumptions.
Technical Solutions
Co-Perform acted as a central point of coordination between stakeholders to develop a balanced and integrated ESD strategy. Our focus remained on delivering high-performance outcomes that aligned with the operational realities of retail and childcare environments.

- Multi-Disciplinary Optimisation: We engineered a strategy that successfully balanced daylight amenity, natural ventilation, energy efficiency, and indoor air quality across vastly different use-cases.
- Sustainability Management Plan (SMP): Co-Perform authored a client-focused SMP that satisfied local council requirements. This was achieved through clever design integration that avoided adding unnecessary capital cost or project risk.
- Renewable Energy Infrastructure: A major feature of the site is the inclusion of a 300kW photovoltaic array, designed to significantly offset the precinct’s operational energy demand.
- Urban Ecology: The strategy incorporated the integration of green space to improve the local microclimate and enhance the amenity for shoppers and childcare occupants alike.
