Situated within Melbourne’s Capital City Zone, this project comprises a new 21-storey commercial tower development spanning 6,000sqm. The building is characterised by its slender profile and high-quality office accommodation.

Challenges

The architectural vision features a highly glazed facade and large, open-plan floor plates of approximately 300sqm. While this configuration provides expansive views across Melbourne and superior daylight amenity, it presents significant technical challenges regarding thermal energy performance and solar gain management within a high-rise context.

Technical Solutions

Co-Perform utilised advanced building simulation and thermal modelling to engineer an integrated facade specification. Our analysis focused on identifying high-performance glazing systems that successfully balanced the conflicting requirements of energy efficiency and visible light transmittance.

Key outcomes included:

  • Green Star Alignment: The technical assessment formed a critical component of the submission to Melbourne City Council, demonstrating compliance with the 5 Green Star performance requirements.
  • Daylight Optimisation: Through iterative modelling, the design achieved an exceptional 70% daylight coverage across the floor plates.
  • Facade Engineering: Specification of glazing systems that mitigate heat gain without compromising the architectural intent of a transparent, highly glazed envelope.

The resulting development stands as a benchmark for boutique high-rise commercial assets, delivering a 5 Green Star certified outcome that prioritises occupant comfort and environmental responsibility.
