31 Nelson St is a contemporary, high-performance office development located in the vibrant precinct of Abbotsford. The project features basement car parking, ground-floor retail spaces, and six levels of premium office accommodation.

Challenges

The developer required technical assistance to formalise the building’s energy credentials, a critical factor for attracting high-quality tenants and fulfilling statutory obligations under the Commercial Building Disclosure (CBD) legislation. The primary objective was to provide high-confidence modelling that could be independently verified to secure a formal performance commitment.

Technical Solutions

Co-Perform applied sophisticated energy simulation and thermal analysis to establish a robust performance pathway for the asset. By leveraging our deep understanding of the NABERS framework, we delivered the documentation required for a formal Commitment Agreement.

Key technical deliverables included:

  • NABERS Modelling Report: Preparation of a comprehensive 5 Star NABERS Modelling Report. This involved detailed simulations of the building systems and envelope to predict operational energy consumption with high accuracy.
  • Independent Approval: Our technical reporting was subjected to independent review and successfully approved, providing the Developer with the certainty required to sign a 5 Star NABERS Commitment Agreement.
  • Carbon Neutrality Roadmap: The design and systems were engineered to be Climate Active Carbon Neutral certification ready, aligning the asset with the growing demand for low-carbon commercial workspaces.

Through this rigorous assessment process, Co-Perform enabled the developer to market the building with verified sustainability credentials, ensuring long-term asset value and compliance.
