Located in Melbourne’s Central Business District, 101 Collins St is a premium commercial asset featuring 53 storeys and approximately 80,000sqm of high-grade office space. To maintain market competitiveness and operational excellence, the building requires continuous optimisation of its energy profile and NABERS performance.

Co-Perform was engaged to provide specialised ESD engineering services, specifically focusing on the identification and scoping of technical upgrades for the integrated facade and HVAC “skin-system.” This complex interface required a rigorous approach to ensure both energy efficiency and occupant thermal comfort were maintained.

The methodology involved the synthesis of analytical and mechanical engineering data to develop a sophisticated model of the existing building systems. This modelling allowed for the precise evaluation of various HVAC interventions. Following the implementation of the identified upgrades, the building achieved a significant performance uplift, increasing its NABERS Energy rating from 1.5 to 4.5 stars.
